DON'T ASK "WHAT" TO INVEST IN, ASK "WHY"
When it comes to “what to invest in”, everyone has an opinion. Whether it’s the best stock to buy, or the best property to invest in, or even the best currency to hold. And that is perfectly fine, because everyone is entitled to an opinion.
What is frustrating however is that professional advisors are often quick to provide a long list of recommendations, even before considering an individual’s circumstances. When was the last time you were asked, “why are you investing?”
People need to focus less on “what” (i.e. what to invest in) and more on “why” (i.e. why invest?). Are you investing because you want a stable income stream or are you looking to achieve significant wealth accumulation? Are you investing because you want to buy a house in five years time, or to go on that 6 month vacation next year, or just simply because you want some money put aside for rainy days?
The answer to your “why” can often provide a guide to the type of investments you should aim to hold.
Here are three things you should consider before asking “what” to invest in:
1 – Your investment time horizon
How long can you put your money away for? Generally, the longer you can put aside your money, the better your ability to take on risky investments.2 – Your risk appetite
How stressed out do you get when you start losing money? Always err on the side of conservatism as most people overestimate their ability to handle losses. Obviously, the less comfortable you are in losing money, the less you should invest in risky asset.3 – Your job security, and how it correlates to your investments
Many people (even professionals) fail to consider this. If you hold a stable job, you are better able to handle temporary fluctuations in your investments. On the contrary, if you work full-time as a real estate agent and derive much of your income from successfully selling properties, it’s probably not a good idea to also invest a signification portion of your wealth in property.Thursday, June 21, 2012

INCOME PROTECTION......WHY YOU NEED IT.?
Income
protection insurance is a means whereby you can still receive up to 75
percent of your usual income, despite the fact that you have become injured or
ill to such a degree that you can not carry out your work anymore. Without
having such protection you would have no other choice than to eat up your
savings and even finish up on a government disability pension in order to
survive. What's more, if you are the owner of a small business you might have to
employ somebody else to do your work for you so that your business can carry on
without you. Income protection insurance is therefore just as important an item
in your insurance portfolio as is life insurance.
Like most personal, or
life insurance policies, you, or your dependents, never fully realize their full
value until you have to make a claim. If you have nothing to claim against you
can find yourself in a seriously adverse financial position very quickly.
Therefore your need for income protection will depend on how much you stand to
lose, should you become ill or injured to the extent you can no longer
contribute to your own welfare.
Income Protection Should Not be Confused With
Workers Compensation.Workers compensation will cover all your medical costs and out of pocket expenses but if you are to be out of work for any extended period of time you could still find yourself in need of income protection insurance. Of course if you work for yourself you will not even have any workers compensation to help you out, plus even if you are covered by your employer's compensation, if you are injured outside of work Workers Compensation doesn't have to pay.
The risk of not having adequate income protection insurance could mean the eventual loss of your family home, or being unable to pay your rent, even your day to day expenses like buying food for your table would be affected.
Compare Quotes and Terms From Several Companies Before Deciding
In order to find the best deal as far as income protection insurance in concerned you will have to compare quotes from several life insurance companies. Premiums and terms can differ greatly between companies and the cost of the cover can depend a lot on how long you are willing to wait before your income protection payments start being applied.
Another factor to compare will be the length of time you wish the payments to continue for. It is possible to have the benefit continue until you reach retirement age. The amount of monthly payments you wish to receive will also affect the cost of the cover.
All these factors will need serious thought before you go ahead and sign up for protection only to find that the policy you chose doesn't give you all you need to cover things like your rent or mortgage, car payments, credit cards and general living expenses. The payment benefits are normally capped at 75 percent of your average income before you became sick or injured, because it has been determined that anything more than that would be an incentive to not return to work when you recover.
There are two major issues to keep in mind when finalising your income protection policy with a life insurance company these are:
Be certain that the policy you are signing up to is index linked so that it will automatically keep up with any inflationary increases.
Make sure that it is a non-cancellable policy. This means you will always be assured that your policy will keep being renewed every time it comes due for renewal. If you don't make sure of this right from the start you will find yourself having to undergo a health check every time you want to extend it further.
If you leave yourself open to re-assessment you could face an increase in premium costs. You should also examine the terms and conditions for a clause that could see your benefits lessened if you had another income stream to fall back on. Some income protection insurance policies will only pay you if you cannot work in the field you are trained to work in. This means that if any other work is around you may have to take it on.
Other policies will pay you regardless of whether other work is available or not, as long as you can't work in an area of your own expertise. This is particularly important for a professional such as a doctor who probably could not practice as a GP anymore because of his or her injury or illness but could work as a watchman at an industrial site where all he would be called on to do would be to monitor on site cameras.
As with life insurance, income protection insurance is best taken out with a solid reliable insurance company that has been around for a long time. The longer such companies have been in operation the more policy holders they obtain and the stronger they become. Longevity is also a good sign that people trust them and stay with them

YOU ARE NOT INVISIBLE TO RISK
When you invest your money in whatever way or form, such as in unit trust funds, in the stock market, or in an investment account, your money will grow fast, grow slowly, remain the same or does not grow at all or in a worst case scenario, reduce in amount or worth.
The message here is, you can lose money in an investment scheme and instead of getting richer, you may turn out poorer. Most people like to see the good returns only or how much they can make when investing in a scheme. The higher the return and the shorter the time frame (waiting time), the better it looks as a potential investment.
It looks even better when everything is presented in nicely printed brochures. The temptation to dump all of one’s money into such a scheme is very strong. Unless you are a true psychic, nobody can predict how an investment will turn out. All investments are subject to risk. A recession can affect the investment returns. A political upheaval can affect it. A bad management can also affect the outcome. Therefore, any investment that you make is a gamble.
The returns looked so attractive and using the rule of 72, any money invested into the scheme will double-up in about four years. For example, if I invested 400K, the amount will become 800K in about four years time (72 ÷ 20 : 3.6 years). In another four years time, the money will grow to 1.6M. I was salivating at the prospect of seeing 1.6M in less than 10 years (about 8 years). Well, I will see the money if everything goes accordingly and there are no major events to upset the investment and ensure my money grows unimpeded.
I ended up investing some money (not 400K) and the returns has so far been whereabouts of 13 – 15 percent annually. Well, as with all other investments, past performance is not a guarantee of future performance. The return is still not bad but it is nowhere near the promised 20 percent return originally. The investment could have gone south and I could lose a good chunk of my life’s saving instead. Hence, to be prudent and to protect myself, investing an acceptable amount was wise. Hey, why expose myself to this kind of worry? I am not a high risk taker and I want to be able to sleep at night.
Lastly, it is wise to always bear in mind that we are not invisible to negative or bad circumstances. Good or bad things can happen that are beyond our control. There is nothing wrong in being extra cautious to avoid an unfortunate incident especially when it involves our life savings. Only invest an acceptable amount of money with considerations given to the risks involve. It is your money and therefore, it is your responsibility.

Your money, your responsibility
You are not invisible from a potential lost. What you can do is to not put all your money into one investment type only no matter how good it looks on paper. I was introduced to one investment scheme a few years ago that promised an average 20 percent return, annually. The temptation to put all of my money into this scheme was so great. I was already calculating the returns on the spot. The returns looked so attractive and using the rule of 72, any money invested into the scheme will double-up in about four years. Mortgage : the cheapest debt
“Cheapest” means the lowest interest charged.
Banker are willing to loan us money for buying houses because that is the most secured collateral. Why bother to settle the loan fast? The interest rate is only BLR + margin = 7~8% at this moment.
I bought adequate life insurance to cover my liability ( including mortgage). Thus, I never bother to settle the house loan. When I got extra money, or saving, I always invest it and make sure that they generate more than 8% return per annum.
That means NOW we got the house, plus extra investment. When I die, my wife will also get the house, my investment, and the extra life insurance proceed. If I die young and fail to achieve my financial goal, at least my wife can achieve her financial freedom instantly!

Malaysian Not Saving Enough Money
In my friend previous posting “Are You an Active Saver“, She wrote about a survey result concerning Malaysians’ financial situation. The conclusion is that we Malaysians are not saving enough for the future. You may belong to this group that is not saving enough if you agree with any of the statements below.
According to Kiyosaki, rich people view financial problems as opportunities to enhance their financial IQ or increasing their financial knowledge. Hence, having better knowledge means being able to solve more complicated problems and make more money.
On the other hand, the poor regards money problems as problems. They feel victimized which is compounded by their failure to solve their problems. Consequently, the problem stays and worsens and the poor becomes poorer.
A rich person may not be able to solve all his money problems but instead of ignoring them or walking away, he refers to others who are experts in the field to solve them and learn from the experience.
Lastly, everyone has financial or money problems even the rich people. Those who choose to face and solve the problems will fare better compared to those who choose to ignore or pretend they don’t exist.
- I do not know where my money goes each month
- I do something everyday that wastes money
- I do not know my own weaknesses
- Spending on big items like a car, a house and even groceries are dragging me down
- I am wasting money carrying debt
How do you improve your financial situation?
The answer is by improving your financial literacy or financial IQ. Robert T. Kiyosaki, the author of the book “Increase Your Financial IQ”, advocates learning to solve financial problems to learn, grow and become more knowledgeable in order to become rich.According to Kiyosaki, rich people view financial problems as opportunities to enhance their financial IQ or increasing their financial knowledge.
Seperti kata org-org berjaya " what the mind can conceive and believe it can achive.!"
Robert T.Kiyosaki dlm bukunya yg bertajuk "Retire Young Retire Rich" ada menekankan betapa pentingnya anda mengawal cara berfikir seperti " your brain can be your most powerful asset or it can be your most powerful liability. If you use the right words in your brain you will become very rich. If you use the wrong words, your brain will make you poor".
TO CHANGE THING YOU MUST CHANGE FIRST.!

SUM ASSURED = Level Of Love
Did your spouse ever ask you this question: How much do you love me?I think there is no simple way we can give a great answer. Is your love deeper than sea? Higher than any bird ever reach up into the sky? (with advance technology, we got space shuttles travel many light years beyond the sky limit).
If I am going to put the love level into a measurable number, I think there is no other way than using your insurance sum assured! And make sure that it is nominated to your love one! The number not only shows the monetary amount of your love, it also shows how much the love we are willing to afford.
The richest Chinese in the world Li Ka Shing was once asked about how much wealth he will distribute to his heirs. He said it all depends on how much insurance he bought and nominated to them.
Certainly, love comes in many forms. Buying life insurance on our own life and HIBAH it to our spouse will ensure our love stay on forever. Some husbands say his widow will remarried. The fact is they leave no choice to the widow. Why remarry if your widow receives a lot from your insurance proceed? If she is going to remarry anyway after she got rich, I don’t think she will wait until the day you die to make the decision.

The - Get - Rich - QUICK Nonsense
At one point or another, you may have encountered an online banner displaying a smiling person offering you the secret to earning 4 digits per hour. Surely, it is an enticing offer; but isn’t it a little too good to be true?
We’ve seen online schemes growing by the numbers. It is very likely that you, and the rest of the public who want to get rich quick, would just end up funding what these online offers are promising, instead of you and the others getting funded by these promises.
Most people who fell for these schemes are more likely to have more holes in their pockets or worse, become victims of identity theft. These schemes usually contain proposals disguised as “investments” or “franchises”, or even unclaimed “wills” set out to grab your money.
Cyber crime is on the rise with the current downtrodden economy, leading to more and more people stretching the boundaries of the legal and the illegal. Online schemes are out there to steal personal information to support their own interests. God knows what these strangers can do with your information. Think forged signatures and false credit card purchases.
With the rising cost of living, along with rapid technology growth, life is becoming more expensive to catch up on with the latest fads and comforts.
There are many different ways in attaining absolute financial freedom (A.K.A. getting rich). Some people choose to work double jobs along with other side jobs to make ends meet. Some even go back to school to sharpen their skills and get connected to key people in the field they’re passionate with. Some would quit their vices altogether.
The truth is no matter what they tell you about getting rich automatically, quickly or instantly, it just doesn’t cut it. Getting rich is a process and a journey. There is no short cut to it. One must rely on his own sense of judgment, his instincts, practicality and sufficient knowledge of accounting and applied math to become financially advantageous.
To avoid the hassle of putting your money where it isn’t supposed to be, listed here are 5 warning signs of online schemes
1. Nigerian Scheme
The Nigerian Scheme gained its notoriety by sending e-mails to unsuspecting people claiming that the sender is a lawyer and is and will be responsible for transferring money to your account since you are an heir to a wealthy “relative” who has recently passed away. These emails usually come in wrong grammar; but here’s where it gets suspicious: the “lawyer” requires you to give a copy of your personal information and wire in money to pay for “processing” fees. Good luck with getting a response after sending in your cash and info.
2. Ponzi Schemes
A Ponzi scheme can be identified afar by an offering of exorbitant returns on an investment. It gathers its victims by promising an average of 30% interest on your investment every 60 days.
Say you invest $100; you would receive a check 60 days later telling that your investment has earned you $30. You make another investment, this time $200. After 60 days, your $200 becomes $260. Quite a get rich quick scheme obviously. Then here you go, happy that you’ve made a quick buck, you start referring friends and they fall for it.
What’s really going on here is that the administrator pays off your returns using other investors’ money. Once referrals stop coming in, finances will fall like dominoes and once the company runs out of money to pay back majority of its investors, they run off with what’s left.
3. Affinity Fraud
Affinity is called as such because most of its victims are mainly soft-hearted and sympathetic internet users. This scheme starts off by an email claiming that the sender is entitled to a huge trust fund back in his native country. The sender however is abroad and lacks the funds to travel by plane. He then proceeds to tickle the heartstrings of the receiver, promising that once he gets home to his country, he’ll give more than what the plane tickets cost.
4. Work-at-Home Scams
Work-at-Home scams target housewives and other young people seeking self employment. While work from home is becoming a great way of earning under the comfort of your own roof, scams still exist, giving this thriving occupation a bad name.
Work from home scams usually start off with a tag-line offering the secrets on how to earn 4 digits per hour. Sign up and send in a registration fee to get a worthless work from home kit and a fluctuating work from home career where the paychecks do not arrive regularly. Breaking even for that registration fee will take longer than how quickly you’ve paid for their promise.
5. Foreign Lotteries
The foreign lottery win scheme preys on the gullibility of people who see winning the lottery as a lifetime accomplishment. This starts off congratulating the receiver as he has won the lottery in a foreign country, and since he’s not a registered citizen of the said country, he then is required to pay taxes from his winnings before the winnings can be released to him. The only ends that meet here are for the scammers, and never for you.

How Do You Cope With Inflation.?
Inflation is here. You just can’t stop it.
Here are some strategies that you can put into immediate action.
When your income increases, you elevate expenses almost immediately. You may get a brand new car, get married, got kids and all these total yearly expenses always exceed the official inflation rate.
The more to worry about is your personal actual inflation rate. If you can keep this low, there is not much to worry about the national inflation rate.
When certain raw material price increases, all related item will appreciate as well. For example, when oil price take a hike, petrol price increases. Transportation fees elevate and all building materials follow suit. Therefore, the price of buildings and houses also go up.
So if your money is still parked at places that remain as fiat money, it unavoidably depreciates. Therefore, it is wise to park your money at places where value appreciates due to inflations. Some inflation-proof assets are real estates, energy-related businesses and commodities such as gold and silver.
When you are investing for inflation, your intention is to protect your wealth from being depleted due to inflation.
Due to inflation, price of commodities rises, including rental. Some companies can pass the cost hike to their consumers by raising the price of their products – such as milk powder and alcohol. As a result, those companies can still pay you the expected dividends in the midst of inflation. When you are investing for cash flow, your cash flow will actually increase, thanks to “inflation”.
Now, tell me what’s your actual inflation rate? Use this formula to calculate:
Here are some strategies that you can put into immediate action.
Watch your personal inflation rate
A general inflation rate is published every year by the government but that is based on some daily use items and control materials. The fact is that every one of us has a different set of inflation rate. Just take a look at how much you are spending every year and you will most likely find that your expenses keep increasing at a much higher rate, regardless of the official rate. When your income increases, you elevate expenses almost immediately. You may get a brand new car, get married, got kids and all these total yearly expenses always exceed the official inflation rate.
The more to worry about is your personal actual inflation rate. If you can keep this low, there is not much to worry about the national inflation rate.
Invest in inflation-proof assets
As money being pump into our banking system, which is called the fiat money since the currency value no longer backed by reserves, government is used to printing more money. The most obvious is the major bailout of banks by the US government in the sub-prime crisis. Inflation just happens.
Invest for cash flow, not capital gains
When someone says, “The stock I bought is rising!” or “The house I bought two years ago has appreciated more than 30%,” they are aiming to get capital gains from their investments. But when you say, “I got a steady dividend check from the listed company every quarter” or “I receive monthly rental from the tenant”, you are investing for cash flow.Due to inflation, price of commodities rises, including rental. Some companies can pass the cost hike to their consumers by raising the price of their products – such as milk powder and alcohol. As a result, those companies can still pay you the expected dividends in the midst of inflation. When you are investing for cash flow, your cash flow will actually increase, thanks to “inflation”.
What’s your actual personal inflation rate?
Inflation is one of those investment variables that you can’t control. So rather than whine about the misfortune of higher inflation, focus on things you can control. You can control where you park your money. You can control your own personal inflation rate. While inflation isn’t something to be desired, it’s something you can learn to live with. Now, tell me what’s your actual inflation rate? Use this formula to calculate:
Actual inflation rate = (E2011 – E2010)/ E2010 x 100%
E2010 = total expenses in 2010
E2011 = total expenses in 2011

Bina Tabung Kecemasan Sebelum Tabung Sedia Ada Pecah!!!
BINA TABUNG KECEMASAN sebelum segalanya terlambat!!!
Apakah TABUNG KECEMASAN ? Sebelum melihat apakah gunanya TABUNG KECEMASAN, saya suka menerangkan sedikit maksud kecemasan itu sendiri. Jika sebuah keluarga mempunyai PENCARI NAFKAH utama, peranan beliau pastinya penting.
_________________________________________________________________________________
Persoalannya, adakah anda mampu :
300 000 jadi anak yatim akibat kemalangan jalan raya???
300 000 jadi anak yatim akibat kemalangan jalan raya ???

Kos Merawat penyakit kritikal umpama membeli sebiji apartment !!!
Apa alternatif anda?
_________________________________________________________________________________
Kanser Rahim pembunuh no 2 wanita di Malaysia
Anda pernah dengar kos rawatan kanser mencecah RM 300 000 ??
___________________________________________________________________________________________
Orang Miskin di larang sakit????
Patutkah orang miskin dilarang sakit ?? Buat operation di US.

What should you do when interest rates rise?
High interest rate, friend or foe? It depends on which side you’re on. If you are a lender, high interest is good and of course if you are the borrower, it is bad news indeed. Last year, Bank Negara Malaysia gradually raised the interest rate a few times from 2.00 percent in January up to 2.75 percent in August, in order to stabilize prices and maintain a good level of growth in the country. Any increase will profit financial institutions that will then increase their lending rates which is passed on to their customers.
If you have equities dumped into the utility and energy sectors, you may not be too worried compared to someone who has equities in the financial services which is sensitive to interest rates. Businesses that sell a product that requires their customers to take up financing, for example real estate developers and automakers are usually negatively affected when interest rate goes up.
The cost of borrowing becomes higher but it seems that the underlying interest rate is still perceived by Malaysians to be low compared to a few years back when it was 3.5% (2008). Hence, there seems to be very little effect on property prices as it remains high to date and it has not deterred people from acquiring more debts.
A study done by Standard & Poor in the US that analyzed data of Federal Reserve hikes between 1946 and 2009, combined with data from Standard & Poor’s 500, reported on sectors (in the US only) that perform well after interest rate hikes are “information technology, healthcare, telecommunication services, energy, consumer staples, industrials, consumer discretionary, utilities, financial and materials.”
For those who are not risk takers and prefer the comfort of consistent returns can place their money in fixed deposits or in fixed-income instruments. That way, they know the exact returns from their investments no matter what is happening to the interest rate. The good news is fixed deposit rates will also go up giving the investor higher returns. However, bondholders will be negatively affected but will benefit those who buy in after the rate hike. The general advice is to keep yourself updated on local and world economic situation and adjust your investment portfolio when necessary to protect your money.

Pay off debts
When interest rate is going up, the first thing that comes to mind is to get rid of debts as quickly as possible. It is time to be aggressive on your debt repayment schedule and reduce money going towards interest payment rather than the principal amount.Get a fixed rate
If you anticipate or foresee a rising rate and you intend to apply for a bank loan, it is advisable to get a fixed rate. For example, if the fixed interest rate is 6 percent per annum, then it will remain so for the entire loan period. If your loan is the variable type, then expect to fork out more in tandem with the rising rates.Investment
The stock market generally does not react well to a rising interest rate due to the lost of value. Investors may take advantage of this situation to go bargain hunting for discounted stocks. On the other hand, others may decide to reduce their investment or pull back their exposure to stocks. Of course, other factors like the current economic situation will determine the actual performance in the stock market. If you have equities dumped into the utility and energy sectors, you may not be too worried compared to someone who has equities in the financial services which is sensitive to interest rates. Are you building passive income or busy to earn the active one?
Are you spending most of the time on your day job? Most people are stuck with 9-5. In Malaysia, it is very common for a hardworking employee to work like 7-11 (start on 7am, finish on 11pm). During this economy downturn, people work even harder just to avoid being the first to be retrenched.
We all have limited time 24 hours a day. Break it down:
Sleep: 8 hours
Work: 8 hours + 2 hours (commute, meal etc)
You are only left with 6 hours a day.
What about the weekend? If you want a quality life, you will probably spend the weekend with family and friends.
If you are really stuck with a day job right now, the only difference you can make depends on how you utilize the remaining six hours a day.
As you know, active income requires your full time participation to make money. You are being paid for the effort you put in during the time you commit to your employers. At the moment you stop working, your active income will stop too.
Can you write a book?
Can you start a business?
Would you make money online?
Do you invest your money wisely?
Do you shop for a property that gives good rental yield?
If you find yourself too busy and even overwhelmed with your active day job, you will be trapped in the rat race for quite a long time.
Tell us how many hours you spend everyday to build passive income source. What you do to achieve it?
